Players Judge Three Things
Members will forgive a plain lobby. They will not forgive a slippery floor, glare in their eyes on an overhead, or a room so loud they cannot call the score. Flooring, lighting, and acoustics are where a converted warehouse either feels like a real club or feels like a warehouse, and all three are much cheaper to do right the first time than to retrofit around a full league schedule.
Start With Layout, Not Materials
Lay courts into the actual structure before you pick a single product. Position them in the clear-span bays and away from columns, and orient them so players are not looking into low windows or straight at a fixture.
The playing surface is 20 by 44 feet, but plan the full footprint at roughly 30 by 60 feet per court to leave safety run-off at the ends and sides plus circulation between courts. Crowding courts to fit one more in is the classic first-timer mistake: it causes collisions and injuries and earns a reputation that no amount of marketing undoes.
The Floor: Cushion, Grip, and Consistent Bounce
A dedicated indoor court wants a purpose-built sport surface — a cushioned modular tile system or a coated hardwood or synthetic floor engineered for consistent ball response and joint-friendly cushioning. That is the standard, and on a competition court it is not worth improvising.
Where you have latitude is everything that is not a court. Warm-up areas, training bays, the gym corner, and pro-shop floors are well served by interlocking rubber floor tiles, which go down over a slab without adhesive, absorb dropped equipment, and can be pulled up and reconfigured. Whatever goes down, prep the slab. A warehouse floor is often out of level, sealed with something incompatible, or damp. Moisture-test it before ordering — a floor that fails from below is the most expensive mistake on this list.
Humidity Is a Flooring Issue
Slippery courts are usually not a surface problem, they are a humidity problem. A damp floor is a slip-and-fall liability and it flattens the ball bounce, which players notice within one game. Dehumidification and genuine air movement are part of the flooring spec, not a comfort upgrade.
A multi-court club needs this engineered into the mechanical system. For a single court or a training bay, a high-capacity dehumidifier plus enough high-volume air movement to keep air sweeping across the surface will usually hold it. Lighting: Position Beats Wattage
The most common lighting error in converted facilities is treating it as a brightness problem. Warehouse fixtures were laid out to illuminate racking aisles, which puts them in exactly the wrong place — directly above the line of play, where a player tracking a high ball looks straight into them.
Design a grid of LED sport fixtures positioned between and alongside courts rather than over them, aiming for even distribution with no hot spots and no dark corners in the run-off zones. Uniformity matters more than raw output; a very bright room with uneven pools of light plays worse than a moderately lit one that is consistent.
Get the grid designed while the ceiling is still accessible. Rigging fixtures 20 feet up is cheap during construction and expensive afterward. For ancillary spaces — corridors, storage, the shop, a training bay — ordinary LED shop lights are entirely adequate and a fraction of the cost.
The Noise Problem, Honestly
A pickleball strike is about 20 decibels louder than a tennis strike, and it repeats up to 900 times per hour per court. Put six courts inside an uninsulated steel box with a concrete floor and every one of those impulses reflects off hard parallel surfaces until the room is genuinely fatiguing.
Treat it as a design requirement from day one. The approach that works is broad absorptive coverage rather than a few decorative panels: acoustic panels across large wall areas and, critically, on the underside of the roof deck, which is usually the biggest reflective surface in the building and the one everyone forgets.
For the envelope — keeping sound in, and keeping neighbors and any hearing process calm — the tool is mass rather than absorption. Mass-loaded vinyl applied to walls that face residential parcels blocks transmission in a way foam cannot. The two do different jobs and a good facility uses both. Two cheap wins worth knowing: insulating and sealing the shell improves both acoustics and running cost at once, and USA Pickleball maintains a list of quiet-category paddles tested for reduced acoustic output — mandating quiet gear on noise-sensitive courts is often the single cheapest intervention available.
Dividers Are Part of the System
Retractable netting or curtain systems between courts stop stray balls without permanently walling the space, and they let you open the floor for tournaments and events. Fabric dividers also add absorptive surface area, so specify them alongside the acoustic plan rather than as an afterthought.
