The Crop Decides the Business
Prospective indoor farmers spend months comparing rack vendors and lighting brands, then pick a crop almost as an afterthought. That is backwards. The crop determines your cycle length, your energy per unit, your labor profile, your buyer, and the price you can defend — which together determine whether the conversion works at all.
There is one question underneath all of it: who are you competing against, and can they grow this outdoors? Where the answer is yes, you are fighting free sunlight with purchased electricity, and you need a premium large enough to cover that. Here is how the five common choices actually compare.
Leafy Greens: The Default, and the Hardest Market
Lettuce, kale, spinach, and salad mixes are the default indoor crop for good reasons. Cycles run 25 to 40 days, the plants are light and low-growing so tiers can be tight, and the agronomy is thoroughly documented. Sold into premium local channels, greens can generate upwards of $200 per square foot of canopy annually.
The problem is competition. Field lettuce is a commodity produced at enormous scale for very little, and a grocery buyer comparing your clamshell to a California one is looking at the shelf price first. Nearly every large vertical farming bankruptcy involved commodity greens sold into national retail. Greens work when you are genuinely local, genuinely fresher, and selling to buyers who will pay for both — not when you are trying to beat Salinas on price.
Culinary Herbs: Better Margin, Smaller Market
Basil, cilantro, mint, and chives carry noticeably better margin per square foot than lettuce, because fresh herbs are expensive, highly perishable, and frequently arrive at stores half dead. Freshness is a real, visible product advantage rather than a marketing claim.
The catch is market size. A metro area absorbs a lot of lettuce and comparatively little basil, so you can saturate your local demand at modest scale. Herbs are excellent as a high-margin component of a mixed program and risky as the sole crop for a large facility. Basil also has specific climate preferences — warmer, with a higher light requirement — which matters if you are running it alongside greens in one room.
Microgreens: The Best Small-Operator Entry
Microgreens have the most favorable economics per square foot of anything in this list, and the lowest barrier to entry. Cycles are 7 to 21 days, so a rack turns over fifteen to thirty times a year. Capital requirements are small enough that a serious operation fits in a few hundred square feet. Restaurants and specialty grocers pay well for them, and the product is essentially unavailable in good condition through conventional distribution.
The constraints are labor and market depth. Microgreens are harvest-intensive relative to their weight, and the seeding, harvesting, and packing cadence is relentless because cycles are so short. Demand is also finite and chef-driven, which makes it relationship-dependent. As a starting crop that funds learning, though, nothing else in this list comes close — it is the one option where a storage-unit-scale space is genuinely enough to begin.
Mushrooms: A Different Building Entirely
Mushrooms are frequently lumped in with vertical farming and do not belong there. They are not photosynthetic, so the lighting load — the dominant cost in every other crop here — essentially disappears. That single fact transforms the energy model.
What replaces it is a sterility problem. Mushroom production is fundamentally about substrate preparation and contamination control, requiring autoclaving or pasteurization, clean-room inoculation, and strict separation between growing stages. The equipment is different, the skill set is different, and cross-contamination with a leafy green operation in the same building is a genuine risk. Gourmet varieties command excellent prices, but treat this as a separate business rather than a crop you add.
Strawberries and Fruiting Crops: The High-Ceiling Bet
Fruiting crops carry the highest ceiling and the highest difficulty. Strawberries sell at a large premium out of season, and one restructured major vertical farm bet its entire post-bankruptcy strategy on exactly this crop.
Everything is harder. Light requirements are multiples of what lettuce needs, so energy per unit climbs steeply. Plants are tall, which kills tier density. Many varieties need pollination, meaning bumblebees or hand pollination. Cycles are months rather than weeks, so mistakes are expensive and slow to surface. This is a viable strategy for an experienced operator with capital and a specific market; it is a poor first crop.
What Never Pencils
Some crops are permanently uneconomic indoors, and it saves time to rule them out early. Staple grains, potatoes, and field corn are worth pennies per pound and need enormous area. Tree fruit needs years and height. Large storage vegetables like squash and cabbage occupy huge volume for low value. Anything cheap, heavy, and storable is a crop where field agriculture wins permanently.
How to Actually Choose
Work backwards from buyers rather than forwards from equipment. Call ten local chefs, grocers, and distributors and ask what they cannot reliably source at the quality they want. The answers cluster fast, and they are specific to your metro in ways no national market report captures.
Then pilot the top candidate on a single rack before committing.
